LEGAL DESCRIPTION:  The East Half of the Southwest Quarter (E1/2SW1/4) of Section Two (2), Township Eleven (11) North, Range Two (2) East of the 6th P.M., Seward County, Nebraska.  Selling as 80 acres more or less.

LOCATION:  From Tamora, NE on Hwy 34, go 2 1/2 miles east to Road 336, then north 3 miles then 1/2 mile east.

SOILS:  Predominately Hastings silt loam 0-1% slopes, Hastings silty clay loam 3-7% slopes eroded, Hastings silty clay loam 7-11% slopes severely eroded, Butler silt loam 0-1% slopes, Fillmore silt loam frequently ponded. 

GENERAL INFORMATION:  The FSA records indicate there are 74.11 cropland acres and 74.0 base acres.  The feed grain base is 56.5 acres, corn and 17.5 acres, soybeans.  This payment is subject to Farm Service Agency farm program.  Wetland determinations is not complete.  There is no HEL field on tract.

REAL ESTATE TAXES:  The 2017 taxes are $5,318.38.  The 2018 taxes and all prior years will be paid by seller.  Buyer will be responsible for 2019 taxes.  Parcel ID #800034317.
